MEP Post Contract Quantity Surveyor and commercial management professional managing lump sum contracts on fast track projects.
- Prepare monthly interim payment applications based on site progress reports, quantity take-offs, measurement sheets, marked-up drawings, approved/Raised inspection requests (IRs), material-on-site documentation, delivery orders DO, and invoices for submission to the Main Contractor/HAJ Costing Consultant.
- Substantiate and follow up on payment certifications and collections with the Main Contractor, Consultant, and Client to ensure timely cash flow.
- Perform quantity take-offs from Tender / IFC drawings and verify BOQ quantities against contract documents, tender scope, specifications, and contractual requirements to establish project forecast values.
- Coordinate with the project and site teams to monitor executed works, review RFIs, identify deviations from contract scope, and obtain Site Instructions (SI) and Engineer's Instructions (EI) in accordance with FIDIC conditions for variation management.
- Prepare and submit Notices of Variation (NOV), including detailed cost estimates and all supporting documentation, to the Main Contractor.
- Prepare, substantiate, and negotiate variation claims by providing quantity measurements, marked-up drawings, technical justifications, and cost breakdowns for approval by the Client, Consultant, and Quantity Surveyors.
- Prepare BOQs and cost estimates for Provisional Sum (PS) and Prime Cost (PC) items in accordance with contract requirements.
- Assist in contract administration, ensuring compliance with contractual obligations and commercial procedures.
- Review material quantity take-offs prepared by site engineers and verify procurement requirements against project budgets, approved variations, and contractual scope.
- Prepare builders' work claims supported by RFIs, approved inspection requests, manpower records, and site documentation.
- Monitor procurement logs, stock ledgers, and material reconciliation reports to optimize material usage, minimize wastage, reduce abortive work, and achieve cost savings.
- Perform value engineering cost analyses, calculate reversal amounts based on actual project costs, and recommend cost-effective engineering solutions.
- Provide value engineering recommendations to the design and commercial management teams to improve project efficiency and reduce costs.
- Prepare subcontract agreements, work orders, and contract amendments in accordance with project requirements.
- Evaluate subcontractor payment applications and prepare payment certificates in accordance with contract conditions, verify completed work against site progress and contractual terms, and prepare payment certificates following Main Contractor/Client.
- Prepare reconciliation reports for major MEP materials and equipment to control wastage, prevent back charges, and improve cost management.
- Monitor planned versus actual project progress, prepare balance work analyses, and establish completion targets.
- Prepare monthly project planning reports, cash flow forecasts, and commercial progress reports for Head Office.
- Monitor manpower utilization and productivity to evaluate cost and time implications and optimize resource allocation.
- Maintain organized electronic document control systems, records, logs, and supporting documentation for internal and external audits.
