POSITION SUMMARY

Reporting directly to the President, the Development Manager will collaborate with both the internal team and external consultants to lead developemtns from A to Z. This means playing a leading role in acquisitions, project visioning, planning approvals, and overall project management leading up to and including sales launch and throughout construction.

The Development

Manager will be heavily involved in establishing and maintaining project-level budgeting, scheduling, and reporting and so will have the opportunity to lead the development process across a portfolio of projects at various stages of development. Devron prides itself on its flat and collaborative culture in a small team which provides the opportunity to contribute to and learn from the decision-making process through all stages of our mixed-use projects. This role is hybrid, in office and remote as needed based on project needs.

RESPONSIBILITIES

Acquisitions:

  • Conduct site selection analysis to identify opportunities.
  • Conduct detailed financial analysis for underwriting new potential acquisitions.
  • Create investment decks for potential acquisitions, to be presented to investment boards.
  • Lead and coordinate required agreements and contracts for purchase of new acquisitions.
  • Support financing negotiations and agreements as needed for establishing leverage for new acquisitions.

Development:

  • Coordinate all aspects of development applications—official plan amendment, zoning by-law amendment, site plan, plan of condominium, etc.—including upfront visioning, preparation of initial submissions, revisions to reflect comments, and finalizing any relevant agreements.
  • Liaise with consultants and municipal staff to obtain planning approvals that meet or exceed Devron’s quality, budget and schedule expectations, while also fostering Devron’s reputation.
  • Review and interpret various technical documents—planning, engineering, legal, financial, etc.—to identify concerns and opportunities.
  • Coordinate consultants in preparing site and building drawings, as well as accurate statistics to enable iterative analysis that leads to constructive design and programmatic recommendations.
  • Lead analysis to evaluate concept plans, product mix, and other programmatic options to help inform both project visioning as well as subsequent development applications and sales launch recommendations.
  • Coordinate with internal and external teams in the lead up to sales launches as well as construction starts, with on-going support provided following those milestones.
  • Support construction financing negotiations and agreements as needed for establishing fianncing for construction.

Reporting:

  • Review, track and report on overall project budgets — including cash flow forecasts, variance analysis, partner reporting packages, etc.
  • Review, track and report on project schedules
  • Lead the preparation of succinct and accurate reports, agendas and minutes for internal, consultant, and/or partner meetings to track project progress as well as on-going responsibilities and deadlines.
  • Conduct market research and analysis on various aspects of projects, developing clear recommendations and presenting back to the internal team.
  • Other duties within the scope, spirit and purpose of the job, as needed.

Experience:

A minimum three (3) years of work experience within the residential mixed-use development industry in Toronto.

Education:

A post-secondary degree in a related field: business/finance, architecture, engineering. An MBA is considered an asset.
