Superintendent for 2 buildings (222 Clarence and 225 Clarence Street). Managing teams of contractors and tenants, overseeing rent responsibilities, maintenance, cleaning, tenant relations, and tenant turnovers.

• Manage compensation including $31,200 salary ($14.45/hour), 1 bedroom apartment with utilities, company cell phone, company uniforms, and performance bonuses
• Work regular hours: Monday 07:15am-3:45pm, Tuesday-Friday 8:00am-4:30pm, Saturday 8:00am-12:00pm
• On call 24 hours per day, 7 days per week for emergencies
• Receive and respond to tenant repair requests to determine required services
• Perform routine repairs including flapper valves, leaky taps, drafty windows, stove elements, fuses, thermostat replacement, minor plaster repairs, paint touch ups, minor plumbing/drains
• Post and distribute notices per management requests
• Attend to noise and disturbance complaints from tenants
• Remove snow and ice from walkways in winter
• Maintain parking lot and grounds for debris; empty garbage receptacles
• Clean lobby, glass at entry doors, elevator cab and elevator waiting areas
• Walk hallways and vacuum as needed; check garbage chutes
• Clean laundry room and wipe out all machines twice weekly
• Conduct vacant unit checks twice weekly
• Clean all hallways weekly or more as needed
• Cut grass and/or rake leaves weekly (more often if required)
• Maintain gardens - weed, water etc.
• Sweep and mop all stairwells twice monthly
• Clean light fixtures monthly and replace bulbs as required
• Conduct monthly Fire Alarm test and record keeping
• Change front entrance name plate and program intercom monthly
• Conduct annual steam cleaning of all halls
• Paint touch-ups in hallways/public areas as required
• Receive appliance deliveries/disposals
• Receive contractors as required
• Ensure all entrance doors are secure and functioning properly
• Show units to be rented to prospective applicants
• Perform repairs at turnover: leaky faucets, toilet running, drafty windows, missing screens, burned out stove elements, replace light bulbs/fuses
• Clean out of apartment of any belongings or refuse after tenant moves out
• Conduct pre move out inspections
• Change smoke detector batteries
• Clean appliances
• Prepare key sets and fobs for new tenants
• Earn $100 bonus for successful rental of apartments
