Job Description The Inside Sales Associate/Business Development Representative will be responsible for cold calling leads to gather information, and cultivate connections with prospects for the purpose of them meeting with our Sales Closer team. These leads are Multi Family Asset owners whose properties are already being managed by other PM companies. The VA will go through the current leads database and eventually find other leads to add to the CRM.
Other administrative tasks such as market and operational audit, comparables gathering, and vendor follow-ups are secondary tasks.
Key Responsibilities
Lead Outreach and Nurture
Contact Multi Family Asset owners for the purpose of piquing interest for our service, and ultimately setting a meeting with our Sales Closing team
Oversee the Sales Funnel, and facilitate the transition of leads towards being Hot Leads
Keep track of Warm Leads and perform outreach communications
Able to use scripts and guides on how to converse with different types of leads
Social Media Activities
Content posting
Researching on connections
Basic interactions
Appointment Management
Properly book appointments in the Sales Closing team’s calendar
Ensure that the Sales Closing team is prepped with the needed information regarding the lead they are meeting
Weekly Audits
Marketing Audits - Checking websites, prices, and specials in ensuring consistency
Operational Audits - Checking traffic (leads), occupancy rate, rental rate, etc
Comparables gathering - secret shopping via calls and website visit. In order to support PM team
Administrative Tasks
Perform various administrative tasks including but not limited to sending status report emails and scheduling appointments.
Willingness to do voice tasks
English Proficiency: Possesses a clear and understandable voice and neutral accent.
Experience: At least two (2) years of consultative sales experience to top management or decision makers within an organization
At least three (3) years of proven sales track record/cold calling experience
Process and Strategy Refinement: Communicates effectively with superiors and customers, in written and verbal form.
Strategic Thinking: Practices, memorizes, and internalizes telephone scripts.
Ability to block out distractions and listen intently to the occurring conversation.
Creates a sense of comfort and familiarity through their ability to build rapport and confident phone presence.
Excellent organizational and time management skills.
Results & detail oriented, high achiever, organized, and systematic.
Basic to advanced command of computers, various software programs and navigating the Internet.
Willingness to work in the overnight/graveyard shifts.
