I'm a property maintenance specialist with over 20 years of hands-on experience, focusing especially on damp, mould and condensation issues across residential and social housing. I hold recognised qualifications including Level 3 DMCB, UKAME Tier 2 & 3, and IICRC WRT certification, and I'm very familiar with important standards like Awaab's Law and HHSRS. I enjoy seeing projects through from start to finish – whether that's diagnosing what's causing a problem, planning the right solution, or working alongside other trades to get the job done well.

My main role is identifying and resolving damp, mould and condensation issues in social housing. I carry out detailed surveys to understand exactly what's causing problems, then write up clear reports and plans for the necessary work – which can include repairs, ventilation upgrades or general building improvements. I'm often the main point of contact for tenants, so I make sure to keep them updated throughout any work and address any concerns they might have.

I work closely with other trades to get jobs finished safely and on time, keep accurate records, and always check my work thoroughly before finishing.

Auction Porter / Class 2 Driver at Bury & Hilton Auctions Ltd (2017-04 – 2023-01)

I helped organise auction events and property clearances, as well as driving Class 2 vehicles to transport stock, equipment and waste safely and legally. I also carried out general repairs, cleared and tidied properties, and learned to work efficiently even when things were busy and time was tight.

Operations & Maintenance Manager at Pickford's Pantry Ltd (2014-10 – 2017-04)

I was responsible for all building repairs and maintenance across the business, making sure everything met safety and hygiene standards. I also managed staff rotas and stock levels, planned improvements to minimise disruption, and helped keep day-to-day operations running smoothly.

In this role I handled both planned and emergency repairs around the care home, including plumbing, joinery, decorating and general upkeep. I maintained farm buildings, cottages and rural properties, carrying out repairs to stonework, roofing, drainage, fencing and water systems. This role taught me to work independently or as part of a team in all weather and locations, and gave me a wide range of practical problem-solving skills.
