Operations Manager at Wates Living Space (2015-08 – 2026-12)
I have worked for Wates since August of 2015. I started as a Senior Supervisor and managed to work my way up to Contract Manager 2 years later. I then got moved to my current position Operations Manager in December 2018.
I have worked across all 4 regions of london for Wates and I have found my time on all contracts very challenging but also very rewarding. I manage a team of approx. 70 people which includes Contract Managers, Planners and Operatives. We currently maintain 75,000 Social Housing Properties.
This is a mixture of R&M, Voids, Specialist Works and Disrepair.
- Manage the overall Budget, Prelims, Overdues/Aged Wip making sure this is kept below 10% of the overall Wip
- Attend the client office twice a week, attending 2 client meetings with both the Head of Housing and the Housing Teams, as well as 3 monthly meetings with the client Directors

- Effectively manage each contract whilst maintaining a good working relationship with the client, making sure that our KPI's are met
- Keep the team aware of KPI targets by holding weekly team meetings
- Remain commercially aware that contracts are running within budget and that we are making money

Response/Disrepair/Voids Manager at Mears Group (2011-11 – 2015-08)
I worked for Mears Group on the Catalyst Housing Group contract servicing 3500 properties. My role is to manage 9 operatives and all voids for the contract.
- Meet with all operatives each morning checking and signing off all paperwork for the previous day and making sure they have all their work on their PDA's for the day ahead
- Carry out all Toolbox Talks twice a month
- Deal with all Sub-Contractors on the contract making sure they get all their work issued on time and make sure the work is completed within target date
- Receive all void specs from the client surveyor and make sure all EPC's and NIC tests are booked in firstly then issue the remedial works out to the Sub-Contractor
- Post inspect voids once complete to make sure all works from the spec are complete
- Carry out 10% Post Inspections per week of the weekly job take and monthly H&S checks on all operatives while they are onsite
- Work closely with the client carrying out joint pre-inspections and post inspections with their surveyors where needed
- Serve as normally first point of contact with the client for problems
- Help out in the office and answer calls when needed to help support the call centre dealing with tenant queries and getting jobs raised for the tenants
- Help the planner's each day making sure all jobs are allocated to the correct trade and correct timeframe
- Decorate void rooms and clean and clear voids when needed
- Deal with all Disrepair work which comes in, making sure it is closely monitored with help from RLO

Operations Manager – Sub-contractors at Tompkins & May (2010-03 – 2011-10)
I worked for Tompkins and May on the Camden Housing Contract. My Role is to manage all the Subcontractors working on our Day to Day Reactive maintenance and managing the profit and loss and KPI's.
- Attend a weekly meeting 4 times during the month with the client where we go through any issues that need dealing with urgently
- Attend the main monthly meeting where we have to go through Kpis and any major issues
- Deal with any quotes from sub-contractors and to make sure they are correctly coded or if they are manual quotes making sure the correct uplift is added and the VO is submitted correctly to the client
- Carry out joint site visits with the surveyor to discuss quotes
- Be in daily contact with the surveyors to discuss different jobs and deal with different issues
- Liaise with the service centre to check any priority jobs that have been raised for that day
- Work with assistant in getting daily tasks done
- Manage all the profit and loss on part of the contract
Reactive Maintenance Supervisor/Cyclical Maintenance Manager at Morrison's Facilities Services (2009-05 – 2010-03)
I worked for Morrison's Facility Services in Park Royal on the PCHA contract. I started out doing the Reactive Maintenance Supervisor role which involved me running the Sub-Contractors, I was in charge of post inspections and quality control and also making sure all jobs were in on a daily basis and by target date so that the KPI's didn't fail.

- Be in charge of quality control making sure the job is snagged properly so there are no comebacks from the Project Manager

I worked for Axis Europe as Site Foreman.
- Carry out scaffold checks on a weekly basis to make sure the scaffolding meets Health & Safety standards
- Go through site inductions with all workers that attend the site, making sure they have the correct PPE
- Carry out surveys to each building and list the pre-dec repairs that need doing, and also list any roofing repairs

Responsible to the planned maintenance manager for supervising re-roofing schemes, bungalow extensions, soffits, and fascia replacement, pre painting and carpentry and external redecoration schemes in designated properties throughout the district within the authority's control.
