Streetworks Coordinator at Commplex NS (Present)
I currently work as a Streetworks coordinator at a telecoms company called Complex which entails applying for permits for our clients and dealing with the council on a daily basis to ensure the clients can work safely, it's a different area of work I have never been trained in before, when I started I knew nothing and I have picked it up really quickly and can confidently carry out my duties in work independently after 3 months. Client relationships are important in this job role and organisation, even though it's something I have never done before a lot of skills are transferrable from my previous career.
Conveyancing Assistant at Moss Solicitors
I have worked with different conveyancers at Moss who all work in different ways but my main duties as an assistant here include producing quotes for all conveyancing matters, opening new files, liaising with probate if necessary. We must make sure quotes and opening new files are on the same day as we do not want clients going elsewhere, first impressions matter. We also must be prompt with opening new files, so we have a place to file the clients documents/ID and a matter to post the initial payment.
I will draft contract packs, issue them, request for them from the other side, download any necessary documents from Land Registry. Request for searches, I will do frequent cabinet reviews to make sure all files have been touched whether that is chasing the clients, other side or a third party for information or doing something proactive on the matter. I will perform all the duties of the conveyancing assistant and more if required of possible to help matters out.

Conveyancing assistant at HCB Solicitors
I joined this firm after moving back to the area. During this job role i assisted all conveyancing matters, I was first point of contact for all calls and new clients to provide updates and produce quotes for sales, purchases, re mortgages and transfers. I would then proceed to open new matters on the database and ensure all client care packs were drafted and sent out to the client.
I would have to ensure we have all of the correct information required from the client especially when acting for a client, I would mainly deal with sale contract packs which requires me to be understand the Land Registry Website and sale enquires. Whereas at the previous firm Fidler and pepper I would have dealings with the file the whole way through the transaction it was slightly different at HCB as soon as I opened the file it was more or less passed to the conveyancer to deal with, she would request for searches, set files up for completion etc and she would dictate to me any tasks to help with her workload and this would include more or less anything from writing a letter to the lender to drafting report packs.

I returned to Fidler and Pepper as a full time conveyancing assistant My job entails building and maintaining good relationships with clients, brokers and estate agents. This includes giving frequent updates on cases and being the first point of call for any issues or queries. I have a very good understanding of the conveyancing process due to my experience, and I am confident in my ability as a conveyancing assistant.
I take control of setting sale & purchase files up for completion, getting dates agreed for completion, exchanges, producing bills & invoices, I will request for the mortgage advance, liaise with lenders, submit HTB ISAs, LISAs, I will pass each file to the conveyancer when it's ready for a title check, property report or sign off. I will keep on top of enquires and chasing. I will request for local authority searches & check the results along with the mortgage offer and I also meet clients to go through legal documentation to make sure all is signed and witnessed correctly.
I am also familiar with the lenders requirements and the portals they use like lender exchange and LMS.
