During my employment at Churcher Estates, I carried out a wide range of administrative and front-of-house responsibilities, providing excellent customer service both in person and through telephone, email and WhatsApp communications, always responding promptly and professionally. I managed and prioritised daily workloads using a task management system to ensure all tasks were completed within required deadlines. As part of my role as sales progression, I worked closely with solicitors, mortgage brokers, vendors, and buyers, maintaining clear communication and ensuring transactions progressed efficiently.
I was confident working independently while also collaborating effectively within a team across three office locations, ensuring accurate documentation, detailed file notes, and the timely handover of messages. I also represented the company at work events and participated in team-building activities, demonstrating strong teamwork, organisation, and communication skills.
Sales Negotiator - Ian Anthony Estates - Ormskirk

After completing my apprenticeship I progressed further in my career and I am currently working as a sales negotiator at Ian Anthony Estates. I love building relationships with the clients in helping them secure their dream home or selling their property for whatever reason, where I help and guide them in what can be a very stressful and daunting experience.
- Answering the phone in a clear and timely manner.

- Liaise with clients and vendors both over the phone and via email to arrange viewings, meetings and market appraisals.
- Take market appraisal instructions, gain useful information about the property and the vendor for our Valuer. Deal with difficult valuation circumstances i.e. probate valuations or matrimonial.
- Present purchase offers to vendors for their consideration. Acting as an intermediatory to negotiate the offers or sales term and agree a sale.
- Advise and help clients with current market conditions, mortgage rates and related legal matters.
- Discuss realigning the property sale price with the vendors and what we can do to generate some more interest.
- Accompany applicants and buyers on viewings and talk to them/advise them about the property or similar properties in the area. Make sure they are registered on our mailing list properly - cross selling.
- Meeting vendors at the property to take photographs. Using a 360 camera to create virtual tours and floor plans.
- Write property descriptions and produce sales particulars based on what I see in properties and discuss with the vendors to find out more information about their home.
- Successfully agreeing sales up to £1million and following them through to completion.
- Receiving excellent feedback from a variety of clients, including email feedback, Google reviews and thank you cards.
- Building a great repport with clients in gaining instructions, selling properties prior to it reaching the market. Speaking with them on a weekly basis, sales updates, attending viewings and remaining continuity throughout.
- I share the workload with our rental manager, which includes rental valuations, booking in viewings for the rental properties, liaising with tenants and landlords, creating tenancy agreements and discussing an appropriate move in date, ensuring all certificates are in place for a tenant to move in and day to day issues that may arise.
- Visit rental properties and carry out inventories/inspections prior or after tenants have moved in.
- Once the offer has been accepted I like to see the sale through by helping with the sales progression, liaising with both solicitors, the purchaser and vendor to ensure a smooth progress where possible.
- Comply with Anti-money laundering checks using software such as landmark and veriphy. Completing ID checks for the vendor before a property comes to the market and buyers once a sale is agreed.
Level 2 Customer service apprentice - Ian Anthony Estates - Ormskirk

I was an apprentice sales negotiator and attended West Lancashire College one day a week completing customer service related assignments, role play, research and over 300 off the job hours approved by smart assessor. As part of my apprenticeship programme at the end of the 15 months, I completed a reflection case study and an onsite assessment resulting in a distinction grade.

I worked part time as a retail assistant in a fashion retail store.
