University as a multiple-building complex of some 406238m², comprising of the university, residential units (Sas Al Nakal & Main Campus). SAN Campus have 33 buildings and main campus of 16 buildings of maximum height of 50meters, consists of 55chillers, 500AHU's, FCU, VAV'S, FAHU's, Fume hoods, snorkels, cabinets, Pumps (CHW, transfer, Booster, Circulations, etc..), LV systems, LCP, BMS(Siemens, Honeywell, Schneider, Azbil, JCI), Purite systems, Filtration systems.
- Developing Facilities management plan, administering mobilization program, establishing organization & Management process.
- Leading the technical team & maintenance program in the capacity of management representative for total facilities management process.
- Recruiting Technical and non-technical staff and setting up of resources for the project/s.
- Cost effective solutions and cost control with all reasonable and practical assurance.
- Liaison with HR for technical and QHSE trainings, resource & competency management.
- Proven abilities to develop positive safety culture with straight & simple solutions with analytical basis.
- Managing the site/ project functions in liaison with all corporate heads.
- Establish the FM budget in line with organizational business objectives.
- Providing presentations to the clients for the FM budgets with justifications.
- Forecast the resource requirements for the existing and upcoming challenges and establish capacity by developing the work force resources.
- Conduct handover and takeover technical surveys to ensure the systems integrity and design compliance.
- Developing the scope of works (SOW) for the specialized services with specific key performance indicators (KPI's).
- Lead and administer the soft, hard services & specialized services subcontracts.
- Close monitoring Firefighting & fire alarm, Life- fire safety compliance to the Authorities having jurisdiction (AHJ) requirements.
- Liaise with property owner & CDD for the fire safety certifications and develop compliance reports to submit CDD for the renewal of life safety certificates on periodic basis.
- Develop comprehensive planned periodic maintenance plans in line with contractual obligations, international standards and NFPA.
- Liaise with the developer/consultants and supply chain especially principal dealers of specific engineering products.
- Maintain the CCTV requirements to comply with MOI security regulations.
- Ensure the KPI tracking for the contract's compliance through CAFM (Maximo, Oracle...etc.) being trained by Maximo, FSI, Oracle for CAFM.
- Ability to track the timely closure of work orders relevant to the services/contract compliance and generate periodic reports to the client.
- Updating the project specific legal register periodically and verifying the up-to-date compliance with planned audits.
- Ensuring the establishment and implementation of Incident/accident reporting systems and management information systems.
- Enforcing WHO standards for the water test analysis and recording the bacteriological analysis reports. Eg: Salmonella, E. coli, coliforms
- Analyzing the Legionella bacteriological analysis reports for the cooling towers, fountains and water storage.
- Analyzing air quality records and auditing the contracts periodically.
- Primary & Secondary Injection test carried out Yearly for LV systems.
- All required Statutory tests are carried out on timely.
- Develop annual task training matrix as well project specific HSE training matrix for in-house staff.
- Liaise with local and international training agencies to schedule trainings.
- Setting up annual toolbox talk-matrix and delivering monthly TBT schedules in liaison with HSE.
- Managing workers' health center at the staff camp in accordance to MOH regulations.
- Coordinating HSE Director and external IMS auditors during planned IMS audits.
- Established comprehensive NC format to chase contractors' service quality compliance.
- Comprehensive Permit systems implementation to ensure the delegation of authorities.
- Ensuring the updated NC register and maintaining the Management reviews periodically.
- Compiling & reviewing the work order statistics of all services and conducting management reviews

- Report & attend major/minor breakdown, which would adversely affect operation.
- Co-ordinate with the service providers/vendors for service obligations.
- Planned site surveys with technical staff and specialist service providers/Supervisors.
- Ensure timely renewal of all annual maintenance contracts (AMC).
