Job Title: Quantity Surveyor & Cost Estimator
Location: Victoria Island, Lagos State
Employment Type: Full-Time
Salary: ₦400,000 (Net) per month
Job Summary
We are seeking a meticulous and experienced Quantity Surveyor & Cost Estimator to join our team in Victoria Island. The ideal candidate will be responsible for managing all costs relating to our interior fit-out and joinery projects, from initial calculations to final figures. You will seek to minimize the costs of a project and enhance value for money, while still achieving the required standards and quality, with a particular focus on joinery, furniture, and fittings.
This role requires a strong command of modern estimation software and ERP systems.
Key Responsibilities
- Cost Estimation & Analysis
- Develop precise and detailed cost estimates for projects by interpreting technical drawings, specifications, and client briefs.
- Perform material quantification and analysis for specialized materials, including MFC, veneers, MDF, laminates, adhesives, and hardware.
- Generate comprehensive unit rate breakdowns covering raw materials, direct labor, machinery utilization, and finishing processes.
- Integrate all associated project costs, including logistics, on-site installation, and site management overheads.
- Utilize industry-standard takeoff and estimation software (e.g., CostX, PlanSwift, Bluebeam) to enhance accuracy and efficiency.
- Conduct value engineering exercises, providing comparative cost analysis to support design and material optimization.
- Prepare and maintain accurate Bills of Quantities (BOQ) with precise specifications for procurement and project execution.
- Collaborate closely with design and production teams to align material requirements with project timelines and design intent.
- Plan and forecast material allocation to prevent project delays due to shortages or financial inefficiencies from overstocking.
- Partner with the procurement department to ensure cost-effective and timely sourcing of materials.
- Prepare and compile comprehensive tender documentation, including BOQs, detailed cost breakdowns, and clear scopes of work.
- Conduct thorough quantity takeoffs directly from architectural and engineering drawings.
- Evaluate and analyze subcontractor and supplier bids, assessing cost, quality, and compliance with tender specifications.
- Draft, review, and finalize contracts for subcontractors and suppliers, ensuring all terms protect the company's interests.
- Provide accurate and competitive cost projections for client proposals and bids.
- Maintain and update a benchmark pricing database for materials, labor, and subcontractor services.
- Monitor and control project expenditures throughout the lifecycle, rigorously comparing actual costs against approved budgets.
- Continuously update cost data to reflect market price fluctuations and changes in labor rates.
- Perform regular variance analysis, identifying potential cost overruns and recommending effective corrective actions.
- Generate project cash flow forecasts to support financial planning.
- Leverage ERP systems (e.g., SAP Business One, Odoo, Microsoft Dynamics 365) for integrated cost tracking and financial reporting.
- Prepare detailed post-project cost reports, capturing key lessons learned and data for future budgeting accuracy.
- Education: Bachelor's degree/HND in Quantity Surveying, Construction Management, or a related field.
- Technical Proficiency: Expert-level proficiency in estimation software such as CostX, PlanSwift, or Bluebeam. Advanced skills in Microsoft Excel (including pivot tables, macros, and complex formulas) are mandatory.
- ERP Experience: Hands-on experience with ERP systems like SAP Business One, Odoo, or Microsoft Dynamics 365.
- Industry Knowledge: A strong background in cost estimation for the joinery, interior fit-out, or furniture manufacturing industry is highly preferred.
- Core Skills: Deep understanding of construction materials, methods, and contracting. Excellent analytical, numerical, and negotiation skills.
