Preparing PPM plan according to the asset registry in Maximo SFG20.
Rectification plan of the findings related to MEP assets during PPM.
Preparing technical reports and quotations related to findings.
Preparing daily tasks related to reactive maintenance.
Perform operation and maintenance of MEP assets daily.
Collection of Spare parts related to the assets.
Preparing weekly monthly and KPI reports.
Maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders
Creating reports on maintenance, repairs, safety, and other occurrences for supervisors and other relevant staff
Preparing facilities for changing weather conditions
Collaborating with the client and upper management on budgeting for facilities needs
Handover system from main construction company through proper system operation tracker.
Inspecting and repairing electrical and plumbing services.
Managing janitorial duties.
Respond to emergency maintenance requests relating to plumbing, HVAC, electrical, and life safety.
Monitor building and material needs, analyze problems with electrical, plumbing, and HVAC systems, and determine whether in-house or contract resources are needed for timely resolution.
Performs preventive maintenance on building systems directly or supervises contractors in this work, including.
Inspection and maintenance of Heat exchanger plates, AHU, FAHU, FCU,RMU,MDB,EMDB,MCC panels, Jet fans, Stair exhaust fans, grey water system, chlorination system, DMU, DMS, and ELV system.
Inspection and maintenance with the sub-contractor NAFFCO related to Fire alarm and Firefighting system.
Working and coordinating with the sub-contractor Pest control to achieve safe and insects free environment.
