- To carry out inspection of the Estate regularly to conduct visual inspection from the ground and ensure that the Estate is in satisfactory and serviceable condition and properly maintained according to the standards required by the relevant authorities; and to recommend any works which are necessary.
- To attend meetings with all Government Agencies and work with them for improvement
- To call, evaluate and administer various tenders for routine maintenance works, services and supplies and to advise on the selection of suitable contractors/ specialists.
- To ensure that all repairs and routine maintenance works undertaken by the contractors are carried out properly and completed satisfactorily in accordance with the terms and conditions of the contract
- To certify completion of jobs undertaken by contractors and to update RN Committee members and other agencies.
- Deal with all notices issued by the relevant authorities and co-ordinate all inspections and test as required by the relevant authorities.
- Co-ordinate all consultancy works performed by professional consultants other than works related to upgrading, repainting or renovation
- Apply and obtain all necessary licences and certificates from the relevant authorities, to ensure that the contractors carry out their duties and responsibilities properly
- To attend all correspondences relating to the Estate on behalf of the Management Corporation
- Deal with complaints, queries and suggestions received about the Estate and keep records of all such complaints, queries and suggestions. Where necessary, the Managing Agent shall bring such complaints, queries and suggestions to the attention of the Management Corporation
- To manage and maintain proper records and files of correspondence, documents and materials pertaining to the Management Corporation matter
- To control and manage the use of the common property, including any recreational and car park facilities
- To give notices to any person in the property to comply with or remedy a breach of any of the Management Corporation by-laws approved by the Management Corporation
- To co-ordinate applications to the relevant authorities, other competent authority for all and any licenses, permissions and consents required by the relevant legislation to the management of the property on behalf of the Management Corporation

Maintenance Management Services
- To carry out inspection of the Estate (excluding the interior premises of the strata titles units and other parts of the Estate which are not part of the common property) regularly to conduct visual inspection from the ground and ensure that the Estate is in satisfactory and serviceable condition and properly maintained according to the standards required by the relevant authorities; and to recommend any works which are necessary to the Management Corporation.
- To call, evaluate and administer various tenders for routine maintenance works, services and supplies and to advise on the selection of suitable contractors/ specialists and to award such tenders on behalf of the Management Corporation subject to the approval of the Management Corporation
- To ensure that all repairs and routine maintenance works undertaken by the contractors are carried out properly and completed satisfactorily in accordance with the terms and conditions of the contract
- To certify completion of jobs undertaken by contractors and to make recommendation for payment other than those undertaken by specialist contractors such as lifts, mechanical and electrical works, sanitary and plumbing works in which case, certification shall be based on service reports submitted
- Deal with all notices issued by the relevant authorities and co-ordinate all inspections and test as required by the relevant authorities.
- Co-ordinate all consultancy works performed by professional consultants other than works related to upgrading, repainting or renovation
- Act on behalf of the Management Corporation, in enforcing the current warranties (when necessary) in respect of the building components, if any, given by the contractors to the Management Corporation
- Apply and obtain all necessary licences and certificates from the relevant authorities, to ensure that the contractors carry out their duties and responsibilities properly
- To obtain the approval of the Management Corporation for individual repairs/ replacements to the common property where the expenses exceed the sum of S$1,000.00 for any single item, except for emergency repairs or, if the Managing Agent's opinion, the repairs/ replacements are necessary to prevent life threatening situations or to prevent the Estate from damage or to maintain essential services of the Estate. The Managing Agent shall seek ratification of such expenditure from the Management Corp
- To attend all correspondences relating to the Estate on behalf of the Management Corporation
- Deal with complaints, queries and suggestions received about the Estate and keep records of all such complaints, queries and suggestions. Where necessary, the Managing Agent shall bring such complaints, queries and suggestions to the attention of the Management Corporation
- To arrange to take up insurance policies against fire, public liability, workmen's compensation, all risks and other insurance as directed by the Management Corporation

- To maintain and update the Strata Roll of the Estate, inform the Management Corporation accordingly upon receipt of any notices form the authorities
- To control and manage the use of the common property, including any recreational and car park facilities
- To give notices to any person in the property to comply with or remedy a breach of any of the Management Corporation by-laws approved by the Management Corporation
- To co-ordinate applications to the relevant authorities, other competent authority for all and any licenses, permissions and consents required by the relevant legislation to the management of the property on behalf of the Management Corporation
- To prepare and thereafter convene and conduct Annual General Meeting (AGM) or other general meetings incompliance with the relevant legislation. To record and circulate minutes of these meetings to the authorities and subsidiary proprietors as required
- To convene and attend all meetings with the Management Corporation and/ or the Council and record, produce and circulate minutes of the meetings and other papers relevant for the meetings
- To prepare and upkeep minutes and resolution for circulation to the Management Corporation and/ or the Council and the authorities as and when required.
