Maintenance Technician

RYSE Management is seeking an experienced Maintenance Supervisor to lead the day-to-day maintenance operations of one of our residential communities. This role is responsible for ensuring that all property systems, amenities, and apartment homes are maintained to the highest standards while delivering exceptional service to residents.

As a Maintenance Supervisor, you will lead the maintenance team, coordinate repairs and preventative maintenance, and partner with property leadership to ensure operational excellence across the community.

Purpose

The purpose of the Maintenance Technician position is to uphold RYSE Management’s mission of building thriving communities through integrity, innovation, and service excellence. This role ensures the physical integrity and aesthetic appeal of the property by performing general repairs, preventative maintenance, and responding promptly to resident service requests. The Maintenance Technician plays a key role in ensuring residents enjoy a safe, comfortable, and well-maintained living environment that reflects RYSE’s values — Relationships, Yield, Stewardship, and Elevation.

Position Summary

The Maintenance Technician is responsible for maintaining all physical aspects of the community, including buildings, grounds, and amenities. This position performs routine maintenance, troubleshooting, and repairs across various trades such as HVAC, plumbing, electrical, and carpentry. The ideal candidate is hands-on, proactive, and committed to delivering excellent customer service while ensuring compliance with all company, safety, and regulatory standards.

Essential Duties and Responsibilities:

The essential functions of the position include, but are not limited to, the following:

General Maintenance & Repairs:

Perform routine and emergency maintenance, including HVAC, plumbing, electrical, and appliance repairs. Handle general property upkeep tasks such as drywall repair, painting, lighting, and door/lock replacement. Conduct preventative maintenance on community systems and features to extend asset life and reduce downtime. Ensure all work orders are completed efficiently and meet company standards for quality and timeliness.

Property Inspections & Upkeep:

Regularly inspect the property grounds, buildings, and amenities to identify and resolve maintenance concerns. Maintain curb appeal, cleanliness, and safety throughout the community. Assist with property emergencies, including inclement weather response, flooding, or fire incidents.

Resident Relations & Customer Service:

Respond promptly and courteously to resident service requests, ensuring satisfaction and timely completion. Maintain a professional and customer-first approach at all times to foster resident trust and retention. Promote teamwork and positive communication within the property staff.

Safety, Compliance & Risk Management:

Follow all company safety procedures and participate in regular safety meetings. Adhere to OSHA, EPA, and Fair Housing regulations. Participate in on-call emergency maintenance rotation as assigned. Report all potential safety hazards and maintenance concerns immediately. Maintain a professional demeanor, uniform, and appearance that aligns with company standards.

Other Duties as Assigned:

Assist with community events, inspections, capital improvement projects, or additional maintenance tasks as required by management.

Work Environment and Physical Requirements

This position operates both indoors and outdoors in a multifamily residential environment. Exposure to heat, cold, and inclement weather is routine. The role requires frequent walking, standing, bending, lifting up to 50 pounds, and use of power and hand tools. Proper personal protective equipment (PPE) must be worn as required.

Qualifications

• High school diploma or equivalent required.
• Minimum one (1) year of experience in property maintenance or a related trade required.
• Strong working knowledge of general apartment maintenance, including HVAC, electrical, plumbing, and appliance repair.
• Ability to read, write, and communicate effectively in English.
• Strong problem-solving, time management, and organizational skills.
• Ability to work independently and within a team environment.
• Excellent customer service and interpersonal skills to interact with residents and staff.
• Must maintain a professional appearance and comply with company uniform policy.
• Basic proficiency in general office equipment (e.g., key tracking, phones, copiers).
• Must comply with all company safety policies and requirements.
• Completion of RYSE Management’s Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
• Valid driver's license, clean driving record, and current auto insurance required.
