About
I pride myself on not just being a "Rate Setter" and approaching Revenue Management with passion and artistry. I embrace the available AI, while focusing on the areas that need human analysis. Specifically, optimizing segmentation, determining rate positioning based on a SWOT analysis, seeking opportunities to drive ADR by raising floors, and correcting infrastructure errors that prevent AI from making ideal rate decisions.
Experience
Area Director of Revenue Management - Hotel Revenue Consultants
(2025-01 - 2026-02)
I worked for one of the largest RM consulting companies. They were the RM solution for around 400 hotels. They typically cater to the 100-room and under hotels that aren't managed by a company with an internal RM department.
I had to cover a portfolio of 12+ mixed hotels. Over 1000 keys. It was different coming from a DORM position with 4 hotels, but I was able to build out a portfolio over time and build out strategies and actions plans for my hotels.
I withheld the name of this employer because they were good to me and it's the first employer I did wrong by quitting after 5 months. I wasn't unhappy with the job but my son graduated college and I decided to leave work and travel the world for 6 months.
- My assigned properties saw ADR-driven RGI increase between 10%- 25% through segment optimization and other methods of approach.
Area Director of Revenue Management - Terrapin Hospitality Group - Glenwood Springs, CO
(2023-01 - 2025-12)
Originally was hired as GM for the Hampton Inn/Holiday Inn Express Glenwood Springs properties with 144 combined rooms and $7.5M+ in total revenue. After showing my prowess in RM, I switched to Area DORM in 2024 and picked up 2 Independent hotels in the same area.
- 2025 Trailing 12 months RevPAR Index Gains- Hampton +9%, HIX +12%, Independents +17%
- My OCC was only up around 3%, the RevPAR gains all came from ADR. Swapping out the High Yields, which led to substantial GOP/Flow/EBITHA gains
- I increased Expedia Revenue almost 100% at the properties. This came with less segmentation coming from High Yields but a lot more Revenue with fairly flat OCC.
- Hampton ran at around 135% RevPAR Index, HIX around 115%.
- I would guess that my average margin of error on Forecasting was around 2-3%. Closer to 2%
Area Revenue Manager/Marketing Manager - Western States Lodging - Moab UT
(2020-01 - 2021-12)
Handled 2 Independent/Boutique Hotels, totaling 170 rooms and roughly $8m. I built the Revenue Strategy from Scratch. Western States was a great company, but they had 70 hotels and almost no Independents.
- Neither showed on the Meta search, so I signed them up with Sojern.
- Lacking OTA Revenue was increased by +100% YOY on Expedia/Booking, surpassing market share.
- Finished #2 and #4 in Expedia Sales in Western States' portfolio of 70 Hotels at my independents.
- Created new online content and photography on the hotel's websites to drive increased traffic to site and gain direct bookings/OTA conversions.
- Drove RevPAR Index over +20% at both hotels in a flat market, driven mostly by ADR.
- Personally handled over $2.5m in Group Sales, including Kevin Costner's movie-set builders.
- Signed 2021 Group Contracts at around a 30% rate increase YOY, compared to 2022.
- Did an extensive CRM campaign by using Revinate and offering specials to attract direct bookings.
- Created a Google Ad campaign that was highly successful in driving web traffic.
Vice President of Revenue/Operations - Kolath Hospitality Group - Albany NY
(2003-01 - 2013-12)
Covered 3 regions. Albany and Catskill in NY, as well as Western Ohio. Oversaw the Revenue Department and Operations for 7 mid-scale and economy hotels, consisting of IHG/Choice/Wyndham and 2 Independents. Total rooms of approximately 700-keys and $17m annually
- Set rates for all hotels daily. Greatly increased revenue through leveraging OTAs back when they came through the fax. Was ahead of the time with e-commerce and creating geo-fenced Google Ads and partnering with local demand generators, like ski mountains to form LNRs and package rates, to create new revenue streams for the hotel.
- Worked closely with the properties to increase same day bookings and walk-ins, to include SOPs on rate guidelines. Handled all Rate Code Build requests from the properties and DOS.
