• Conducted market analysis and financial feasibility studies using metrics such as NOI growth, vacancy rates, absorption rates, IRR, cap rates across 10 U.S. cities and 50 submarkets for society living expansion. 
• Underwrote and calculated return metrics for ongoing projects, including the Waldorf Astoria residences.
• Joined meetings and presentations with lenders (e.g. Safehold), mortgage brokers (e.g. Berkadia), and GCs.
• Shadowed the Capital Markets team and oversaw the underwriting for equity and debt capital raises.

• Conducted feasibility analysis for ground-up developments, calculated RLV for various HBU and underwrote DCF models for acquisition deals across multifamily, industrial, retail and office assets.
• Prepared a multifamily appraisal report valuing a $19M property using the sales comparison approach; valued multiple properties using direct and yield capitalization methods; analyzed multifamily rent rolls.
• Developed investment pitches on a multifamily REIT (including NAV calculation) and a self-storage REIT; drafted a CMBS investment memo covering two SASB and one conduit transaction.
• Reviewed commercial lease agreements, purchase and sale agreements, and mortgage loan applications, analyzing key provisions; drafted a security deposit and guarantor provision for negotiation.
