Conduct property inspections (move-in, mid-lease, and move-out).
Manage vendor relationships and ensure quality work within budget.
Ensure homes comply with local housing, safety, and building regulations.
Enforce lease terms, community policies, and property rules.
Conduct tenant onboarding and orientation for new residents.
Oversee lease renewals, rent escalations, and retention efforts.
Conduct property showings and guide prospective tenants through the application process.
Screen applicants (credit, background, rental history, employment).
Prepare and execute leases and related documentation.
Prepare monthly financial statements and budget reports for property owners.
Approve invoices, monitor expenses, and manage operating budgets.
Recommend cost-saving measures and capital improvement projects.
Advise owners on market trends, rental pricing, and investment opportunities.
Handle owner requests and coordinate major repairs or improvements.
Maintain accurate documentation, tenant files, and property records.
Manage evictions in accordance with legal requirements (when necessary).
Knowledge of single-family home maintenance and building systems.
Strong communication, customer service, and organizational skills.
Proficiency with property management software (AppFolio, Yardi).
Valid real estate license (Georgia).
Ability to work independently and manage multiple properties simultaneously.
