• Focus was "fixing the office" which began with determining the viability of 8 projects in the pipeline, understanding & right sizing the offices & development team & establishing relationships with the local consultant teams and municipalities.
• At the pipeline level, conducted an in-depth study of the purchase & sale agreements, existing project plans and due diligence materials for each deal to determine viability.
• Next level due diligence involved executing intense redesign / value-engineering exercises in an effort to identify or reposition projects to a position of the highest potential for financial success.
• We then liaised with our zoning & entitlement consultants to determine potential for more opportunistic outcomes with municipalities via alternate project proposals which improved our investor returns.
• Managed from the development & construction management perspective two projects under construction: The first an $80mm, 250 unit 4-level garden deal (through completion). The second a $190mm, 419 unit deal including retail, restaurants, townhomes and high density MF units.
