- Ensure that common areas are maintained in good condition, including the replanting of various grass species and the removal of invasive plants within budget limitations.
- Ensures that contractors comply with the rules and regulations prescribed by the Estate.
- Uses proactive and effective maintenance tools to ensure the successful upkeep and maintenance of roads, pumps, and related equipment.
- Oversee the preparation of annual operational and capital budgets.
- Accepts direct financial accountability for all financial matters such as budget management, payrolls, and account control.
- Reports to the Board regarding finances and related Estate matters.
- Conducts stocktaking and management of Estate assets and property.
- Assumes responsibility for the management of outstanding levies, interest, and fines imposed on residents and contractors.
- Development of an emergency plan, safety, and compliance policy.
- Assumes responsibility for the risk management and security of the Estate.
