Assistant superintendent / Property Maintenance - Medallion corporation - Canada

Monitor Boiler, Mechanical, Sprinkler, Electrical Room That All equipment and Motors is in good working conditions.
Maintain Test Apartment Building Genset ATS (Automatic Transfer Switch) function properly.
Maintain and Monitor Garbage chute and Compactor room for any clogged.
Maintaining Rental building Roof and Underground fans in good working condition.
Handle move-in and move-outs inspections, coordinate service elevator bookings, pest control, parking passes, key distribution, recreation room bookings, outside service companies.
Deliver notices to tenants as required
Ensure that the building and grounds are safe, clean, and presentable.
Respond to tenant questions, concerns, emergencies, and complaints in a timely manner.
Build positive tenant relations and communications.
Assist the Cleaner with thoroughly cleaning lobbies, vestibules, laundry room, elevators, garbage chute and compactor rooms, washroom, hallways & stairwells, including mopping and vacuuming of all floors.
Monitor building activities.
Perform administrative tasks such as data entry, logging.
Perform basic building repairs in electrical, plumbing and mechanical systems.
Perform seasonal work as required such as gardening, snow removal (shoveling and salting).
Understand and comply with health and safety practices, work instructions and procedures.
