• Carry out regular property inspections and write up detailed reports.
• Handle maintenance issues from first report through to completion, getting quotes and instructing contractors.
• Manage tenancy renewals, rent reviews and amendments, negotiating directly with landlords and resolving disputes as they arise.
• Manage rent arrears, agreeing repayment plans with tenants where appropriate.
• Coordinate check-ins, check-outs, inventories and deposit negotiations, including deposit disputes through the tenancy deposit scheme.
• Support the lettings team with viewings and tenant vetting, including referencing, guarantor checks and Right to Rent.
• Liaise with utility providers, local authorities and insurers, and keep landlords updated throughout.
• Maintain accurate records on internal property management systems.
• Mentor and support junior property managers and administrative staff.
