- Supervision of 5 Regional Managers with a portfolio of 46 Boutique Properties and 22 Conventional Properties totaling 7,000 units.
- Portfolio included value add, new construction, student housing, lease ups, distressed properties, and AHP properties.
- Created the written process and managed the Acquisition and Disposition of multiple portfolios and individual assets through management and ownership changes for the company.
- Reviewed and approved property level contracts as well as corporate level contracts and rolled out platforms to improve the overall performance of assets.
- Analyzed and reviewed working capital needs and conducted capital calls for distressed properties.
- Analyzed financials for potential Acquisitions for the value they would bring to the company and resources they would need to be profitable for both the owner and the management company.
- Organized and led training seminars for financials, daily operations, and onboarding of new employees.
- Developed on boarding procedures and continued education for each level of onsite management through the Regional Level.
- Monitored portfolio performance using established KPI’s such as collections, delinquency, occupancy, renewals, and on-line ratings.
- Worked closely with owners to position properties for refinance and sell.
- Aligned with CMTS to bring properties that were out of compliance for their AHP programs into compliance through hiring qualified employees and having current corporate staff training for compliance monitoring.
- Maintained occupancy and compliance for 50% AMI and 80% AMI properties.
- Preparation to on board 3 new construction deals that will be 51% occupied by residents that qualified for the AHP at 80% AMI during the 3rd quarter of 2024.
- Actively rewriting the Policy and Procedure Manual for the company.
- Worked closely with HC for recruiting, onboarding, selection and offer management, grievance procedures and separation.
- Creation and approval of the budget process and completion of 40+ budgets annually.
