Oversight of operations consisting of 448 townhomes and single homes, common areas to include Clubhouse, Pool, Fitness Center, Dog Park, 2 Playgrounds, Tennis and Pickle Ball Courts, working along side the Board of Directors to foster a thriving Community.
- Assure the policies, resolutions and goals of the Board are carried out in a timely manner
- Knowledgeable of all Association Governing Documents, Rules and Regulations and general legal requirements to ensure operations run correctly
- Provide excellent customer service and maintain open lines of communication with the Board of Directors and homeowners
- Prepare Board meeting agenda, weekly management report, and material needed for Board Packet
- Provide Annual Budget draft to include detailed comments, up to date pricing, and contracts for the upcoming year
- Responsible for the daily management of the annual budget
- Coordinate receipt and review of invoices for services and ensure timely payment of bills
- Manage bid process, review bid spec proposals and comparison spreadsheets and make Board recommendations as appropriate
- Negotiate Association contracts for routine services, subject to the Board's approval, and Association counsel as needed
- Manage vendor relations and oversee services rendered
- Conduct regular property inspections to ensure compliance with Association Rules and Regulations and prepare and maintain log of violations
- Ensure maintenance of all files, records and correspondence for the Association
- Preparation and attendance of Board meetings
- Coordinate all business of the Association
- Plan and execute homeowner activities
- Establish and maintain the annual calendar indicating all association activity, deadlines, election, meetings, projects, etc.
- Update and maintain community information to include community news, projects, management reports and all Association documents and forms
- Ensure homeowners are updated of Association activities and important updates
- Log up all homeowner inquiries and keep the Board of Directors up to date with any issues

Resident Relations Manager - Greystar - The Huntington at King Farm, 882 Apartments

- Accomplish the community resident's satisfaction and retention goals by ensuring resident complaints and/or concerns are resolved in a timely manner in addition to answering account and renewal questions
- Renewals; Generating, following up, updating renewal spreadsheet, uploading manual docs, creating spreadsheet at least 100 days before the first expiration date and sending out renewals 90 days in advance with corresponding MT increases and updating trackers accordingly
- Roommate Additions/Removal, transfers and Renter's Insurance Management
- Semi-Annual VIEU's- inspecting, documenting and follow-up. Phase I-complete property inspections weekly; balconies, parking lots, building exterior (ensure follow-up is completed, work orders are getting entered, etc.)
- Complete call-backs on all service requests within 24 hours to ensure customer satisfaction was met and schedule follow-up if needed
- Maintain compliance related to lease agreements including the review and authorization of all leases and ensuring community records (leases, addenda, reports, etc.) are maintained in accordance with state legal requirements, company policies and procedures
- Develop, coordinate, and maintain resident communications by creating newsletters, social media posts, surveys, notices, lease violation letters, and other communications to the residents ensure consistent communication and improve community image
- Evaluate cub appeal, landscaping, office atmosphere, and vacancies daily and ensure the leasing office, tour path and model(s) are ready for show daily
- Create and coordinate all resident events surrounding social and physical activities to also include birthday cards, welcome parties, unit visits and other events as directed
- Maintain a monthly social calendar for resident events
- Answering questions from team members and residents, responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency
- Assisting with the leasing process from taking the lead or call, showing the prospect(s) the home/model, collecting the deposit, signing the lease, completing the move in walk through, and giving them the keys
- Coordinate new moves in orientation for new residents, in addition to utility setup and delivery of packages and package claim remainders
- Process work orders for the maintenance department, ensure they are completed in a timely and accurately and contact the residents to determine if they are satisfied with the work completed
- Prepare a weekly maintenance report to verify resident requests are being completed by company standards
- Enter service requests along with assisting order parts and schedule vendors
Resident Relations Manager - GoldOller Real Estate Investments - The Seasons in Laurel, 1088 Apartments

- Diligently and proactively contact residents who have expiring leases, encouraging them to renew. Overcoming objections and problem-solving issues to retain them
- Maintain resident retention ratio of 55% or greater per company standard
- Renew residents according to the YieldStar renewal rate
- Enter resident Notice to Vacate forms in OneSite upon receipt and immediately take steps to try and retain the resident up until they move out
- Issue all confirmation of notice to vacates to ensure residents fully understand the move out process
- Recognize the status of all upcoming and pending lease expirations and report that status on a weekly basis
- Develop monthly resident retention programs, produce, and maintain a monthly calendar of resident activities, being mindful, too, of the established budget for such events
- Properly and proactively promote resident activities, assist in preparing for the events, and attend the events
- Address resident concerns, such as service requests, noise complaints, etc., promptly, and independently, communicating those when necessary to my supervisor
- Recommend lease termination if resident behavior warrants and prepare related documentation to support recommendation
- Serve as organizational representative for court appearances regarding non-payment and/or other legal action taken, small claims and UD hearings as necessary or required
- Communicate information to residents with well-written and professional notices
- Counsel residents who are not complying with the terms of the lease, including those concerning delinquent payments
- Help to ensure service requests are responded to within 24 hours and communicate with the residents when the issue cannot be resolved in a timely manner
- Assist in overseeing the maintenance of the grounds, trash container areas, and common areas
- Log all resident service requests, dispatch maintenance personnel promptly and ensure service requests are closed immediately upon completion
- Show vacant apartments utilizing professional leasing procedures and maintaining a high level of continued occupancy by leasing apartments in a timely manner and in accordance with YieldStar rates
- Check references and other necessary information on prospective resident applications
- Generate lease and all applicable addendums for prospective residents to sign through DocuSign
- Complete move in inspections with prospective residents
Resident Relations Specialist - GoldOller Real Estate Investments - The Seasons in Laurel, 1088 Apartments

- First point of contact for all guests and residents
- Open and close checklist for the offices. Walk all amenities, clubhouse, leasing office and "show units" daily to ensure a ready and quality product and presentation for customers
- Complete Lease and Renewal Agreements and all other required lease packet addendums
- Show vacant apartments utilizing professional leasing procedures and maintaining a high level of continued occupancy by leasing apartments in a timely manner and in accordance with YieldStar rates
- Assist in monitoring any social media and responding to all reviews
- Address resident concerns in a professional and timely manner
- Communicate to residents verbally and in writing on any notices regarding compliance with rules and regulations when a violation occurs
- Help to ensure service requests are responded to within 24 hours and communicate with the residents when the issue cannot be resolved in a timely manner
- Assist in overseeing the maintenance of the grounds, trash container areas, and common areas
