15 February 2019- Current: Senior Clerk: Property and Real Estate: African Bank The role is to perform the functions and duties for the Property Department at African Bank, performing the following functions:
-Preparation of lease agreements: I was part of a team responsible for lease preparations
-Drafting of lease renewals: i was part of a team that drafted lease renewals 6 months prior to expiry
-Lease negotiations. I was part of a team that was tasked with establishing terms of negotiations and negotiation objectives
- Reviewing and reconciling landlord accounts.
- Reviewing and reconciling Municipal accounts.
- Reviewing and reconciling consumption reports to relevant accounts.
- Processing landlord invoices and municipal accounts, and making payments thereto.
- Resolving landlord, municipality and business queries by liaising with relevant stakeholders.
- Liaising with African Bank finance department and enforcing Finance policies, procedures and controls
- Enforcing Real Estate policies, procedures and controls
- Liaising with landlords and municipalities regarding any discrepancies on invoices/municipal billings.
- Liaising with respective municipalities and meter companies to obtain billings on a frequent basis throughout the month to ensure timeous payment.
- Ensuring that all the properties leased by African Bank have submitted monthly invoices; all invoices have been checked against active lease agreements; calculated values are correct and supported by proof for payment.
- Ensuring that all municipal account invoices/billings have been accurately calculated, are submitted timeously (prior to due date per the invoice) and proof of payment is submitted.
- Compiling and presenting rental payment reports on a monthly basis to determine overdue accounts and ageing thereto.
-Compiling and presenting municipal and utility consumption reports on a monthly basis.
- Implementing cost saving techniques on utilities and other costs.
- Maintenance of monthly landlord and municipal accounts on African Bank property database and separate spreadsheets (Opening and closing accounts on African bank database).
- Lease reviews: Accuracy of rental and other costs within the lease prior to the lease being signed off by management.
- Reviewing, processing and amendment of landlord information on African Bank property system/database.
- Ensuring that African bank and the Landlord/Municipalities relationships are maintained
