- Conduct walk-throughs of building mechanical rooms, assessing major mechanical equipment, evaluating maintenance staff competencies and procedures. At the conclusion of site visits write a comprehensive engineering report with a list of observations and professional recommendations.
- Develop training and preventative maintenance standards for all properties in the East Region
- Point of contact for advanced facilities and engineering issues. Often called to sites across the region to resolve building emergencies and to consult on major capital improvement projects such as Boiler replacements, major HVAC replacements, Cooling Towers, Heat Pump Systems, Elevator Modernization, Electrical Equipment such as Transformers and Switchgear etc.

- Manage 4 separate operating budgets totaling ~ $8 million and an annual Capital Budget of ~ $3 million.
- Responsible for All Association Operations including Building Engineering Facilities Management, Security, and Front Desk and Concierge operations
FACILITY MANAGER - The Barnes Foundation - Philadelphia, PA

Manage in-house multi-disciplinary facilities staff and all contracted tradesmen and vendors at world-renowned Fine Arts Museum with a collection valued at ~ $30 billion.
- Responsible for Planning and Managing Operational Budget of $3 million.
- Responsible for all Building Systems (MEP, BAS, HVAC, Photovoltaic System, etc.) and Grounds Maintenance including temperature, humidity, and light exposure controls in the Art Galleries in accordance with Historical Art Conservation compliance standards.
- Responsible for managing the grounds and landscape of the facility including dozens of different species of trees, hedges, vines, shrubs, and perennials as well as a site wide irrigation system, multiple green roofs, and reflecting ponds.
- Responsible for overseeing day-to-day maintenance repairs and projects as well as cyclical Special Exhibition Re-models and Capital Projects.
- Responsible for comprehensive planning and coordination with Events Management Department for all High Profile Events with VIP guests varying from the CEOs of Comcast, and Aramark, to the Prince of Monaco, Majority Leader Chuck Schumer, and Former President Barack Obama.
SENIOR FACILITY ENGINEER - TARGET - Logan Township, NJ

Manage in-house multi-disciplinary facilities staff and all contracted trades in a 1.6 million sq. ft. Distribution Warehouse responsible for supplying all localized store front operations in the Tri-State area as well as direct to consumer fulfillment operations.
- Responsible for development, planning and execution of Maintenance Strategy for 100+ Maintenance Technicians across 3 shifts in a 24/7 work environment.
- Oversee the facility's CMMS and manage team of CMMS administrators, including Onsite Parts Management with 1000+ individual parts critical to the site's operation.

- Responsible for all Regulatory Compliance documentation that pertained to facility preventative maintenance, inspections, licenses, departmental policies and procedures that was subject to audits via the Joint Commission
- CMMS operator and administrator, responsible for asset life-cycle tracking, work order requests from cradle to grave, planning and scheduling preventative maintenance, and store room inventory management
- Manage day to day maintenance operations of a 50 man mixed shop (some Union, some not) comprised of operating engineers, maintenance mechanics, painters, carpenters, electricians, plumbers and HVAC techs.
