As a project manager I acted as the primary point of contact handling multiple projects from inception through close-out. I lead & developed small teams of field and office personnel. I lead and developed cost proposal submission, construction budgets, scopes of work, preliminary construction schedules, schedule of values, subcontractor cost leveling, labor & material cost development, issuing purchase orders and contract negotiations. I lead and developed weekly construction progress meetings, updated construction project schedule for review, muti-week construction look-ahead’s, and open discussion items. I organized and lead coordination meetings with subcontractors, property management, design team, and owner vendors. I managed cost controls, change order management and negotiations, owner & subcontractor payments, profit reporting and projections.
