Assistant Project Manager – Various (Victoria, Vancouver) Winter 2021 – present
- Assisted in the acquisition of a 0.91-acre parcel of land in Greater Victoria (made presentations on land assessment, financial forecasting, and demographic research) and managed the rental of property to ensure cashflow until ready for development
- Conducted financial feasibility analysis and projected expected returns on investment and risk assessment for the $12 Mn residential development project by analyzing the current market and potential future market absorption rate and paybacks (achieved by cross analyzing historical records and the real estate cycle) developing a best- and worst-case scenarios.
- Negotiated and maintained stakeholder relationships with city officials to obtain permits and approvals for the design and construction of the community development project, by ensuring all official documentations were in order and the vision on the city/community goals were being met, all whilst considering the profitability of the project.
- Explored different design concept of the interior of the units and coordinated with the architecture team to ensure that the residents are provided ample room and amenities within the units, all bedroom’s spatial and structural requirements are met while providing a comfortable and ambient living space for future residents.

- Assisted in the development and implementation of an investment strategy for a $10 million real estate portfolio (conducted research on different real estate business models such as multifamily rental, renovation and house flipping, short term rental/services then assessed and presented a suitable hybrid model) and directly overseeing $2 million of the portfolio.
- Monitored the financial performance of the properties directly overseen and pioneered a rental service-based asset management model that focus on positive cash flow by identifying areas of improvement and implementing services such as gardening, trash removal, renovations, and quality of life improvements to increase cash flow and refinance feasibility.
- Managed the day-to-day operations of the properties and worked closely in a team to ensure proper; tenant management/turn over/eviction (experience in the eviction process in Victoria, including navigating the legal proceedings and representing in Provincial Court), maintenance/repair, and rent collection.
